Proposed Developments

9600 E Golf Road (Former Fisherman's Dude Ranch)

The Planning and Zoning Board hosted a workshop on Tuesday, May 27, 2025 for a proposed development at 9600 E Golf Road (the former Fisherman's Dude Ranch).

The property owner and developer, Napleton, proposes to develop an approximately 12-acre site with multi-family and townhouse residential buildings. The developer and team provided an overview of their preliminary concepts, answer questions, and collect feedback about this development. 2200 E Golf Rd

The applicant, Heritage Woods Northwest LLC, proposes the development of this vacant site for a four-story, 150 unit “supportive living facility." A “supportive living facility” serves residents 65 years or age or older requiring assistance with two or more activities of daily living, such as cooking, bathing or dressing. The proposed facility would serve senior citizens with incomes at or below 80% of the median household income and include amenities for residents on site as well as provide a shuttle service for transportation to areas off-site.

On Tuesday, January 7, 2025 at 6:30 p.m., the Planning and Zoning Board (PZB) hosted a special meeting and workshop. The developer team presented their preliminary concepts, answered questions, and collected feedback about this development. No votes or actions on the proposed development were taken.

On Tuesday, April 8, 2025, a public hearing for this case was held with the Planning and Zoning Board. The PZB recommended approval to the City Council for a Preliminary Planned Unit Development and Conditional Use for an Assisted Living Facility.

On June 2, 2025, the City Council voted to approve the Preliminary Planned Unit Development and Conditional Use for Assisted Living Facility. The next step in the process is approval of a Final Planned Unit Development, requiring recommendation from the Planning and Zoning Board and approval by the City Council. Updates on future applications will be provided on this website when available. 


10 W. Algonquin Rd (Vetter)

On Tuesday, June 25, 2024, the Planning and Zoning Board (PZB) hosted a special meeting and workshop surrounding the properties located at 10 W. Algonquin Rd. Vetter Pharma, the property owner, provided an overview of their preliminary concepts, answer questions, and collect feedback about proposed building for manufacturing and office space to be comprised of approximately 150,000 square feet at the north end of the existing property. No alterations to the three existing office buildings are proposed at this time. No votes or actions on the proposed development were taken. 414 E. Golf Road (Cumberland Crossing)

On Tuesday, November 28, 2023, the Planning and Zoning Board (PZB) hosted a special meeting and workshop for the proposed Cumberland Crossing development.

The developer, Terra Carta Partners, is seeking a mixed-use development for a 6.49-acre site located at 414 E. Golf Rd. The developer and team provided an overview of their preliminary concepts, answered questions, and collected feedback about this development.

Contour Place

On Tuesday, June 6, 2023, the Planning and Zoning Board (PZB) hosted a special meeting and workshop for the Contour Place proposed development. The developer, Luz and Associates, is proposing redevelopment and new uses for two properties in the vicinity of the intersection of Graceland Avenue and Thacker Street:

  • Site A - 1217 Thacker/900 Graceland Avenue (3.17 acres, former site of Contour Saws) and
  • Site B - Approx. 919/921 Graceland Avenue (1.23 acre, surface parking lot).

The projects would lead to multi-family and townhouse residential buildings. The developer and team provided an overview of their preliminary concepts, answered questions, and collected feedback about this development.

Graceland-Webford Mixed-Use Development

A redevelopment has been proposed for the contiguous property of 622 Graceland Avenue-1368 Webford (the Journal & Topics property) and 1332 Webford Avenue (current public parking lot).

The proposed project is a full redevelopment for a mixed-use residential and commercial building containing approximately 131 multifamily residential units with an open-to-the-public restaurant. For residents, there are various amenities proposed throughout the development, including an outdoor swimming pool and recreation deck. The proposed building is approximately 82 feet in height.

The development includes an indoor parking garage, with adjacent on-street parking spaces and a loading area on Webford. The proposed parking is intended to serve the residents and the restaurant as well as create a supply of public parking to partially replace the surface lot at 1332 Webford.

Current Projects

580 S. Wolf Rd.

Highlander Transportation intends to build a new approx. 63,000 sq ft headquarters and logistics center.


2777 Mannheim Rd.

The previous site of Café La Cave was purchased and will be become a restaurant development for three new restaurants including Raising Canes, Cava, and Guzman Y Gomez. Demolition of the previous banquet center is completed.


1417 Ellinwood St.

Galaxy Hot Pot will be the first commercial user for the Welkin building, taking up to approximately 9,000 sq ft of the total commercial space. Landlord improvements are taking place currently so that the restaurant build-out can commence.

Recently Completed Developments

The projects below recently finished construction and opened their doors. All of these projects received individual attention and efficient services throughout the entire entitlement and construction process.


The Foxtail on the Lake

A new restaurant located at 1177 Howard Ave. finished construction and opened in October 2023. The restaurant is located in a previously vacant church building on Des Plaines Park District property that was revitalized for the restaurant use.


Culinary Cannabis Company

Culinary Cannabis Company located at 1245 Forest Ave. is a cannabis infuser. It is the first cannabis business for the City finished construction and is currently in operation.


The Welkin

The residential portion of the 1425 Ellinwood St. building has completed construction and is approved for occupancy.
