The Planning & Zoning Board (PZB) conducts public hearings on petitions from the public for variations, conditional uses and development proposals requiring relief under the City of Des Plaines Zoning and Subdivision Ordinances. Information on Planning and Zoning in Des Plaines can be found here.

The Planning & Zoning Board has the final approval for Standard Variations. For all other requests, the Board makes a recommendation to the City Council which makes a final determination as passed in a city ordinance. Occasionally, the PZB hears appeals from petitioners that have applied for permits but the permits were denied by the Zoning Administrator. In these issues, the PZB’s determination is final.

The City of Des Plaines Planning and Zoning Board will hold a public hearing on Tuesday, April 14, 2026 at 7:00 P.M. in Room 102 of the Des Plaines Civic Center, 1420 Miner Street, Des Plaines, Illinois 60016 to consider the following petitions:

The petitioner requests: (i) a conditional use amendment to allow an electronic message board (EMB) sign in the C-2 Limited Office Commercial district at 999 E. Touhy Avenue; (ii) a major variation to allow an EMB sign that exceeds 500 square feet in area per side; and (iii) and any other variations, waivers, and zoning relief as may be necessary.
